Bank Auction Kerala is an online information portal providing listings and details of properties put up for auction by various banks and financial institutions in Kerala. We do not own, manage, or conduct the auctions ourselves. All transactions and formal bids are processed directly through the authorized banks or their appointed recovery agents.

2. Property Condition & Disclaimer

All properties listed on our portal are auctioned by respective banks on an "AS-IS-WHERE-IS", "AS-IS-WHAT-IS", and "WHATEVER-THERE-IS" basis. Bank Auction Kerala:

• Does not guarantee the physical or legal status, title clearance, or encumbrances of any listed property.
• Urges all bidders and buyers to perform independent due diligence, inspect the properties physically, and verify documentation with the respective bank branches before bidding.

3. Bidding & Earnest Money Deposit (EMD)

Official auctions are governed by the Securitisation and Reconstruction of Financial Assets and Enforcement of Security Interest Act, 2002 (SARFAESI). Bidders are required to submit their EMD and KYC documents directly to the executing bank in accordance with the bank’s official tender notice. We are not responsible for any bid rejections, deposits, or refund disputes between the bidder and the bank.

4. Accuracy of Information

While we make reasonable efforts to curate verified listing details from public notices, newspaper publications, and banking platforms, we do not warrant the absolute accuracy, completeness, or timeliness of the information. Auction dates, reserve prices, and contact details are subject to change by the bank without prior notice.

5. Registration & Premium Accounts

To access detailed information or receive automated alerts, users may need to create an account. You are responsible for maintaining the confidentiality of your account credentials. We reserve the right to suspend accounts that engage in misuse, automated data scraping, or violate standard security procedures.

6. Limitation of Liability

In no event shall Bank Auction Kerala, its directors, employees, or partners be liable for any direct, indirect, incidental, or consequential damages (including financial losses, legal costs, or investment choices) resulting from the use or inability to use this platform.
